3 challenges for those who work in real estate and are looking for a home

When you are part of a team where the daily work is to help people sell their property or find a suitable home for their needs, you encounter many new situations that require different solutions. We have the challenge of working in a dynamic field, in which you have neither the time nor the circumstances to leave room for boredom. I am convinced that the process of finding a home is just as challenging and hassle-free. This is where the work of a skilled real estate agent comes in.

From the perspective of a real estate consultant, things may seem simple. But when you are looking for your own home, things get complicated and subjectivity increases, even if you are a good market connoisseur. Here are the 3 main difficulties I face, as a marketer in the largest real estate agency in Sibiu, in the race to buy a home.

1. I understand how necessary it is to go to viewings with an experienced real estate agent

It's been almost 5 years since I worked in real estate, in the marketing department. Thousands of offers passed through the keys of my laptop, I was on dozens of construction sites, I made hundreds of advertisements and I saw thousands of photos from as many apartments. But when you go to watch for your own optical home, it changes.

The apartment looks like in pictures, but things that can't be photographed can raise questions. The area, the staircase of the block of flats, the noise in the neighborhood or the crowds on the streets are all things that are not photographed, but weigh a lot in the purchase decision. And here comes the moment when it is good to be able to rely on the real estate agent and his objective opinion. He knows very well the areas of the city, he knows the strengths of each type of block because he sees a lot, he knows the neighborhoods that are developing and where implicitly you can make a good investment. In conclusion, he knows essential things about the city that may escape you.

2. Negotiating the price and conditions

When you do real estate marketing, your focus is on promoting products and services, without having direct contact with real estate price negotiation techniques. And negotiation is not an easy step, so I rely on the support of my colleagues, who are real estate agents. According to the idea that "everything is negotiated in this world", a skilled real estate agent who knows the real value of a property, but knows how to represent the client's needs. He will find a middle ground and approach the best negotiation techniques, so that the transaction can be completed successfully and both clients will be satisfied.

3. What compromise do you make peace with?

The perfect home does not exist. That home that is aligned with all the attributes that frame it to perfection does not exist. But there is a good chance that you will find a property that is very close to fulfilling your needs. But then you have to decide which is the compromise with which you make peace. What can you accept, even if it is not necessarily in line with your needs? Maybe you will buy an apartment on the 4th floor for which you felt love at first sight, although you always told yourself that you do not want to live on the 4th.

Maybe you will buy an apartment that needs renovations, although initially you did not want to deal with teams of craftsmen and long days among the shelves of DIY stores. You can easily accept that it does not have a balcony, if it is located in a good, safe area. And the list goes on and on. Even if you start with certain expectations, you should know that there are chances that you will give up at least one. And that is my difficulty. And I feel very lucky that I have almost colleagues who can't wait to give me a pertinent opinion.
