Starting with January 21, 2019, any Romanian has the possibility to purchase as many homes as he wants with a VAT of only 5%. According to specialists, this has a positive impact on the residential real estate market.
Until now, any natural person in Romania could purchase a single home benefiting from VAT of only 5%. In order to buy a second home, buyers had to pay 19% value added tax.

A plus for both the average citizen and the real estate players
The new law approved by the Government allows those wishing to buy another home with low VAT to do so, but this aspect is also auspicious for investors in the residential segment. They will be able to make several purchases of apartments which they later can rent out. Experts also mention that this will boost liquidity and lead to better prices for rental properties in the future.
5% VAT conditions for homes

Only after some cumulative conditions imposed by the Government are met, the buyers will have the possibility to purchase a second home with only 5% VAT. First of all, the price of the house for sale must not exceed 450,000 lei (100,000 euros), and the usable area of the house must not exceed 120 usable square meters.

With the new law that enters into force, the restrictions related to the maximum land area for homes with low VAT will also disappear: starting today, buyers will be able to choose houses with land larger than 250 sqm, if the above conditions are met.
