The New House program is the best known and most accessible way for many young people who want to own for the first time and more. This government program facilitates the search for interested young families with affordable mortgage loans and a small down payment.

What homes can be purchased through the New Home Program?
The New House 2022 program is granted in lei, for the purchase of a single building:
1. If the building has been completed for more than 5 years from the date of submission of the application, then the maximum value of the loan you can receive is 66,500 euros, equivalent in lei. In this case, the minimum deposit you need to deposit is 5% of the purchase price of the property
2. If the building is new (completed less than 5 years from the date of submission of the application), and its price does not exceed 70,000 euros, then the maximum value of the loan is 66,500 euros, equivalent in lei. In this sense, the minimum advance you have to deposit is 5% of the purchase price of the property.
3. If the building is new, and its price is higher than 70,001 euros, then the maximum value of the loan you can receive is 119,000 euros, equivalent in lei. The minimum required advance is 15% of the purchase price of the property.

What conditions must the buyer meet?
• either not to own exclusively or together with the spouse any property, regardless of the way of acquiring it;
• to own at most one building, with a usable area of ​​less than 50 sqm, but which was not purchased through the New House / First House program. In this case, a statement on your own responsibility is also required.

By accessing the New House Program, you will have the quality of a borrower in relation to the financier and you will have to benefit from the mandatory minimum advance for the property you want to purchase and an amount that will be locked in a collateral deposit (representing a guarantee for granting the blocked loan until the full repayment of the loan and non-interest bearing). The amount is the equivalent of 3 interest rates.

Beneficiaries of the Program must also meet the eligibility requirements required by the bank with which they have decided to work.

How long does it take to approve the file?
The duration of the file approval depends a lot on how well the file is prepared.

The file of each candidate goes through a verification stage, made by several internal departments. In the next stage, when the changes are made and the bank returns the file to the National Credit Guarantee Fund for Small and Medium Enterprises using the application, the process of verifying the file is resumed.

In such situations, the whole process of approvals from the related departments and the final approval may be delayed, and the analysis of the file will be completely redone. In other words, if the access file is correct and complete with all the information, the approval process is shorter.

What are the reasons for invalidating files?
• lack of mandatory documents (complete list on www.fngcimm.ro);
• expired or illegible documents;
• incorrectly filled in information in the application, etc.

From which banks can you take out a New House 2022 loan?

Fourteen banks are partners in the New House 2022 Program, namely: Alpha Bank, Banca Romaneasca, Banca Transilvania, ING Bank, Intesa Sanpaolo Bank, OTP Bank, Raiffeisen Bank, Unicredit Bank, Vista Bank, BCR, BRD, CEC Bank, First Bank and BBVA guarantee.
