Types of real estate subdivisions. Advantages and disadvantages

Among the most sensitive cases faced by a person who wants to buy a home is the type of subdivision desired. This is an essential criterion in the buying process. In any real estate discussion, the subject is mentioned every time and precisely for this reason, we thought that a detailing of the different types of subdivisions would be very useful. Thus, you will know exactly if a property put up for sale or for rent meets your requirements and especially if it ensures privacy and comfort.

This real estate blog article explains in more detail what a detached, semi-detached, non-detached, circular or open space apartment means.

1. Detached apartment. In the case of a detached apartment, the entrance is through a main hall from which you can reach all spaces. The rooms in a detached apartment are separate, it is not necessary to go through one room to get to another. Apartments with this type of subdivision are the most sought after on the real estate market because they offer privacy to all family members.
As advantages of this type we can mention the fact that: the rooms are not connected to each other and for this reason the personal space of each member is respected; the kitchen is separate, and the smell of food does not enter the other rooms; each member can create the necessary temperature for his room; the kitchen and bathroom can be used by one family member without the others being disturbed.

A disadvantage is that each member will create the desired conditions in his room, and utility bills may increase.

2. Semi-detached apartment. It is characterized by the fact that there is at least one passage from one room to another. At this type of compartmentalization there are usually two hallways: one at the entrance (through which you can reach the living room and kitchen) and one that leads to the bedroom and bathroom. The semi-detached type is found in both 2-room and 3-room apartments. Even if the detached apartments are preferred, the semi-detached ones are also appreciated by customers.
As advantages, the price of a semi-detached apartment is lower compared to the detached one, and if you have children, depending on the temperature in your room, you can set it in the room of the little ones and thus you will ensure the necessary thermal comfort.

In the case of this type of compartmentalization, a disadvantage is that you cannot enjoy the same privacy as in the case of the detached one.

3. Non-detached apartment (wagon type). In the wagon type apartments, the transition to the other rooms is made through the large (day) room. The entrance is in a hall that leads to the living room, which is also the crossing point to the bedroom and bathroom. This type of apartment is the hardest to heat, and when you cook it is possible that the smell will enter the other rooms.

4. The circular apartment. This type of compartmentalization is a mix between detached and semi-detached compartmentation. The circular type is composed of two halls (as in the case of the semi-detached one), but the access from the first hall to the second can be made both through the kitchen and through the living room. Thus, the two halls give the impression of a large free surface, with the possibility of movement.

5. Open space apartment. In an open space home, a room does not have a partition wall. In most cases, the owners gave up the wall with the kitchen or living room door to enjoy more space. In other words, the living room is open space with the kitchen. An advantage of this compartmentalization is the idea of more space for family members. But, as in the case of the above types, when you cook the smell will spread throughout the house.
