The Hipodrom neighborhood – the most sought after neighborhood on the real estate market of Sibiu

The Hipodrom neighborhood is the largest in Sibiu, condensing almost a third of the city's population.
The word HIPODROM is explained in DEX as follows: ground specially designed for conducting equestrian competitions, equipped with grandstands for spectators.

This neighborhood has an interesting history. The historian Razvan Pop says: „In the past there surely was a hippodrome here whose traces have been lost. Judging by the settlement, I suspect that the hippodrome was located where Cedonia is now”.
The ground on which the Hipodrom neighborhood now stands belonged to the Austro-Hungarian Army. The cavalry of this army benefited from a hippodrome, a simple construction. It was also used by the Romanian cavalry, but also by the Romanian national equestrian team, until the middle of the last century. Thus, his membership in the army determined Aurel Vlaicu to perform the demonstration flight from Sibiu also from this area of the city.
The main characteristics of this neighborhood are:

1. Perimeter
The area on which it is spread extends over approximately 58 hectares of land, representing almost half of the total area of Sibiu.

2. Delimitation
The streets that border the Hipodrom neighborhood are General Vasile Milea Boulevard in the western part, Calea Dumbravii in the eastern part and Rahova Street in the southern area.


3. Population
While the area of the neighborhood represents almost half of the area of the entire city, the number of inhabitants amounts to about a third of the entire population. They number is approximately 45,700 inhabitants.

4. Areas
The Hipodrom neighborhood is divided into four large areas, as follows:
- Hipodrom I and Hipodrom II – built between 1960-1970.
- Hipodrom III and Hipodrom IV – built between 1970-1985.
The most central area of the neighborhood is Hipodrom 1, being numbered in the order of proximity to the city center.

5. Construction types:
In this neighborhood there are both blocks of flats and houses. Most of the blocks have a ground floor and four stories. However, we also find the largest number of high-rise blocks in this neighborhood. About 50% of the blocks with over 4 stories in the city are here. Also, in the Hipodrom neighborhood we can find the tallest block in Sibiu, and it has 17 stories.
Currently this area is the most sought after for apartments for sale in Sibiu.

6. Tourist attractions and institutions of interest
There’s a reason why it is said that this neighborhood ranks among the most appreciated neighborhoods in Sibiu. It is an area where everything is within reach. Thus, I will list some of the most important areas of interest: multiple schools and kindergartens, higher education units, numerous commercial areas, medical clinics and pharmacies, banks, restaurants and cafes. At the same time, this area is in the immediate vicinity of the most sought-after tourist attractions that Sibiu is proud of: the Zoo and the Village Museum.
7. Distance to city center
Another plus for this area is the relatively short distance to the city center. Thus, a walk to the center can take between 10-30 minutes depending on the area from which you start. By public transport or by car it can take 5-10 minutes depending on the time of day and the area from which you start.

8. Infrastructure and public transport lines
Another great benefit of the area is the infrastructure and public transport lines, which provide the connection to all areas of Sibiu.
Line 1 – Route – Calea Dumbravii – Viile Sibiului
Line 11 – Route – Calea Cisnadiei – Industrial Area-West
Line 12 – Route – Piata Rahova (Rahova Market) – Sembraz
Line 13 – Route – Train station – Dumbrava/Village Museum

9. Parks and green areas
Also in this respect the Hipodrom neighborhood does very well. Besides the multiple parks built next to the blocks, in the immediate vicinity there is the Sub Arini Park.
The Sub Arini Park is one of the largest and oldest parks in Romania. The size of the park is 22 hectares, enough space for all those who wish for a few minutes or hours of peace and relaxation. It has a well-deserved place among the important tourist attractions of Sibiu.
