Are you buying a ready-built house or are you opting to build the house you want from scratch? The latter option requires more time and more processes, and the first step is to buy the land. Because this is very important, you need to be well-informed before making a decision.

1. What is the area of ​​interest for your needs?
The area is an essential factor when you want to buy land for building the desired house. You need to pay attention to what is in the vicinity of the land, how it is positioned in relation to other constructions, what points of interest and facilities you have in the area and what is the travel time to the places in your daily routine.
All these small details must be highlighted from the beginning, otherwise you will encounter unpleasant surprises along the way.

2. What characteristics must the land have?
In order to build a house, it is necessary for the type of land chosen to be an urban one. Urban land is often intended for either residential or industrial construction.

In order to find out more information and technical details related to the desired land, it is advisable to obtain a land book extract from the local Office of Cadastre and Real Estate Advertising. The document can clarify the real situation of this property (area, owner, cadastral number, etc.). This CF (Land Book) extract can be easily obtained online.

Also, an urbanism certificate is required, attesting the legal, economic and technical regime of the land in question. Through this certificate, issued by the mayor's office of the locality where the land is located, you will find out what you are allowed to build on the land and what not, what is the height regime you have to adapt to and what is the regime of alignments and withdrawals ( the minimum and mandatory distances to which the construction must be aligned), which is the POT (Percentage of Territorial Occupancy) or the CUT (Land Use Coefficient). At the same time, you will find the regulations established by the PUG (General Urban Plan) of the respective locality and the PUZ (Zonal Urban Plan) where applicable.

Another aspect that must be mentioned refers to the opening of the land to the street. If the land in question has a larger opening to the street, you will be able to arrange a garage or you will ensure your car access directly from the street.

3. Does the land benefit from all utilities?
If the land is in the area developed by the City Hall, it is possible that the utilities will be provided by the local administration. However, there is also the possibility that they may not be made available and that you may have to take care of these needs personally. Their implementation will be an additional expense that you must take into account when purchasing the land.
To benefit from the main utilities; electricity, gas, running water and sewerage, it is necessary that the building has a construction permit and at its completion to be tabulated.

4. Is the land free or is there a construction on it?
If on the land you want to buy there is a construction that does not fit your requirements, you can demolish it or renovate it at will. In the case of any of the variants, they imply a demolition permit for the first or a construction / extension permit for the second.

5. Which payment method do I choose?

Land Use Coefficient - represents the ratio between the developed built surface of all levels and the surface of the plot. In other words, it refers to how much you can raise the height of your construction.

The General Urban Plan - includes the regulations, analyzes and the Local Urban Regulation for the entire administrative territory (it includes both urban and extra-urban areas).

Zonal Urban Plan - this project regulates in detail the urban development of a specific area, in accordance with the PUG.
