Purchase of a building on the ground floor. Advantages and disadvantages

When they want to buy a home, most buyers avoid the ground floor or top floor. Even if they have found a property, and it meets all the criteria set by them, the floor problem can radically change their final decision. Because every decision made brings with it both pluses and minuses, and in this case you have to weigh the decision well.

Today's real estate blog article presents you all the advantages and disadvantages that come with choosing a ground floor home.

The buildings on the ground floor, whether we are talking about those located in old blocks of flats or in the new ones built, offer some advantages compared to those located upstairs:
• Price - Compared to the apartments located on an intermediate floor, those on the ground floor have a lower price;
• Easy access to the house - You will not have to climb many stairs (if the block does not have an elevator). You need to consider this aspect for several reasons, including: if you have elderly people in your family, a house on the ground floor will help them a lot; at the same time, if you want to redecorate the house, you will avoid climbing the stairs or the elevator of the furniture or, of the construction materials or of other large objects;
• Thermal comfort - Being located on the ground floor, during the summer the building will be very cool and you will not need air conditioning;
• You do not need an elevator - If the block has several floors and has only one elevator, time is certainly wasted waiting for the elevator, and sometimes it can stop due to errors. Thus, having a house on the ground floor, you will not face such situations;
• No neighbors downstairs - Many homeowners face the problem of noise, especially if they have children or pets. It is an advantage, especially if you have children or pets. With a house on the ground floor you will not bother anyone and you will get rid of this stress;
• Own yard - In most cases, many buildings located on the ground floor also have a green sapphire, which is an asset. This space can be transformed into a garden, a playground for children, a terrace, etc.

There are also some disadvantages of a ground floor home:
• Degree of security - It is one of the most visible and serious disadvantages. A potential solution involves installing lattice windows or a surveillance system;
• Less privacy - Because the windows face the sidewalk and the street, people passing by may see the inside of your home. You can use the installation of blinds or curtains;
• Cold in the cold season - This problem can occur if the building is in an old building or the insulation system is not of good quality or is outdated. Usually, in a ground floor apartment, the temperature is 5 degrees lower;
• Low sound comfort - Why? Because, as I specified above, the windows face the street and, being close to the stairs of the block, you will hear when each neighbor enters or leaves;
• Lack of view - An apartment on the ground floor will not benefit from a panorama, and the view will be more limited.

Thus, if you are preparing to watch a building on the ground floor, pay attention to these advantages and disadvantages and also pay special attention to the details on the spot, so as not to regret the decision taken.
